This is a detail from the rendering provided by Boffo Properties of a group of three towers with 200 market-priced condo units. This is being proposed for the odd-shaped block between Venables, Adanac, Commercial Drive, and the Commercial Diversion. 

The project will be considered by Council in the near future, and in Boffo's June 24th (2015) presentation to Council, many councillors seemed positive about the project. Please help us tell the City and its Planning Department that such a massive structure is not appropriate for this location.

The surrounding area is mostly one- to three-storey storefronts and older homes and inexpensive apartment buildings and social housing. This multi-tower complex would not be the "gentle densification" recommended by the recent Grandview Citizens Assembly report. It would also not be the "affordable" housing the City has been advocating so vociferously.

Having towers — or anything taller than the current four-storey zoning — right at Venables and Commercial would really change the nature of our neighbourhood forever. A lot of people in the immediate vicinity don’t even know that it’s being proposed.

The proposed density would be about 6.8 FSR (floor space ratio), as dense as the most massive building in the West End. (For comparison, the nearby 12-storey Lions tower, the only other tower anywhere in the vicinity, which is 100% subsidized/affordable housing for seniors, is 2.2 FSR or less than one-third the mass.)
